We have had several offers on the house, but unless someone signs a contract before Sunday, we are still planning to have an open house from 4:00-6:00.

LOL! Hawkeye, you're so funny! We actually have had latinos checking it out, but they just want to rent. Then the Asian family that owns the Chinese restaurant in Petal looking at it, but they were also wanting to rent. What kills me is the people who call and say, "I'm calling about the house you have for sale. How are you selling it?" :smt104 :smt017 We've learned when they ask that they want to rent-to-own. Ummm, no! :-D

Had a lady call the other day asking how it would be financed. *shakingmyhead* She thought we would finance it for her and her husband since she didn't have a job and he didn't have good credit.

Holy Cow, I think folks are getting our local seller's market confused with the national buyer's market trend. The longer folks stall on morgage financing, the more interest they're going to pay. The Fed rate is going up steadily these days, another hike yesterday. Berneike ain't gonna quit until we're near recession.

Don't turn down gold or Euros :-D

Whatever you do, don't rent or owner finance without Preperation H

I know, and that's the down side of us selling right now. We're going to have to BUY after we sell. Oh well... we aren't in a hurry, so we're going to be patient and hopefully find one FSBO so we don't have to worry with the markup associated with a realtor (ahem! Sorry listguy). ;)

well, Seller, your house is only about 1/2 mile from my house in the same subdivision. i wish u luck in trying to get what ur asking for ur house. it looks really nice, but it seems that all of our area is beginning to get so run-down, what with so many of the houses now being "rented", and being rented to some "undesirables" who don't care about the appearance of their house or yard. we own our house (along with the bank for about 5 more years!), and we could get a good bit of equity out of it if we sold it, but if we wanted to buy a little bigger, newer, and move into a little nicer neighborhood, we would have to start completely over, because the difference in the purchase price for our area as opposed to "nicer areas" is unreal. we are getting older now and don't want to be stuck with a mortgage when we are in our 60's, especially not knowing what our health is gonna be then and our money-making abilities at that time, and worrying whether or not the bank is gonna take our house and leave us homeless.

I wonder if more people would be interested in selling FSBO. I've been thinking about changing up the real estate section so that it caters more to people who would want to sell their own house instead of realtors. People who want to do this really have few places to advertise their home besides the classifieds. You did a nice job of putting everything together, with an open house, and pics uploaded to Yahoo by the way.

Thanks MSQueen. We had 2 written offers today for our asking price, so we are planning to meet with one of them tomorrow to hopefully finalize things and get them to sign a contract. I understand what you mean about if you sold and moved into a nicer neighborhood what you'd have pay, but that's exactly what we're doing. We bought our house only 5 years ago, and with the way houses are selling right now, we stand to make a pretty substantial profit, so we CAN afford to move into one of the nicer subdivisions. It's definitely the seller's market right now. A realtor told me recently that homes are selling for about 25% above what they were before Katrina.

Another way we are able to do this is because we followed the Dave Ramsey plan and have busted our butts for the last 2 years to get out of debt. It hasn't always been easy, but it was all worth it and it's such a great feeling of freedom. Once we sell this house, we will be completely debt free, and for that, I am soooo thankful.

Looks like I will have to put my house on the market.. A piece of property next to me was listed last week.. A 2500 sq foot house with 4 acres located in the city.. But guess what he is advertising the sale for apts to be built "a great location for apts" You walk out my back door and there they will be apts within 15 feet of my door. you know what it pisses me off. Inside the city of hattiesburg will be rentals and apartments.. head west or east youg man

The couple we met with today agreed to pay our full asking price if we'd pay half of closing, so we now have a contract! :smt038 :smt038 Thanks to everyone who prayed and thanks for your support!!

Noway, this is exactly why we plan to move into a nice subdivision so we no longer have to worry about what moves in beside us. We also plan to move outside the city limits so our taxes will be cheaper. Right now we're looking at NorthFork, beside Longleaf Acres. We'll see how it goes...

I understand that - we sold a house one through a realtor and thought everything was a done deal - contracts were signed, etc.

One hour before closing, we got a call from our realtor telling us that the buyers were not able at the last minute to get financing and there would be no closing. We were sick because we had taken our house off the market for 4 months and were packed and ready to move out that day. We were in the middle of building a house and HAD to sell. Fortunately, we found another buyer and closed 3 1/2 weeks later.

There are so many horror stories with buying and selling. Good luck!!

Ouch! That hurts. :( That's exactly the reason we have left the house up for sale. Even after we had the contract signed yesterday, we still had people coming to look at the house and taking offer sheets with them to fill out. So it will remain up for sale and we are still taking offers until the deal is finalized.

All this talk of home buying is making my skin crawl. That was some of the most stressful stuff I've ever been through. It's so personal but so many people are involved. I hope I don't have to go through that very many times in my life.

Then, we had to move a whole household. My first move, I moved from my room in my moms home to my future wife's parents home. Then, we moved from her room to our trailer. Then, we had to move from that trailer to the house, and I could not believe all the crap we had. I really didn't think we had that much stuff. We ended up having a garage sale at the new home a few months after the move to get rid of it all. We just finished unpacking about 3 months ago, which was 6 months after we moved in. I cannot understand people who move every month or so to a new apartment. That must be hard.

LOL! Sorry CB, and I don't particularly enjoy moving either. One good thing we did when we moved out of this house last September was PURGE. We got rid of just about everything, so all we have to move into our new home is what's sitting in a storage unit, and it isn't much. I can't stand having "stuff". If we don't use it, we get rid of it.

Yeah, I've gotten that way in my "old age". However, I still have stuff I haven't yet been able to part with. My wife and I used to collect toys, and I still have alot of those, although they're just sitting in the closet in the spare bedroom.

Yeah, I used to collect animal figurines when I was between the ages of 18-20. They're GONE! :-D You'd be amazed what people will buy at garage/yard sales and how quickly things disappear if you set them out at the edge of your yard for free. We put all sorts of things out and within 1-2 hours, they were gone. :) I'm feeling more and more free as time goes on. hehehe!

However, for me, I just gave my son my star wars toys and he plays with those. Now, when he's done with them, I don't know what we're going to do... I just can't bare to part with my AT-AT walker!

I thought that too, but this was an older couple (woman in her 60's, man in his 70's) and they had not purchased a home since the 1970's. He was retired and she was on disability, so they weren't familiar with the entire buying a home process.

Thanks. We had another couple come look at the house today and they said they wanted it. They made a written offer for the full asking price and gave us $500 earnest money. We are meeting with them tomorrow to sign a contract so keep your fingers crossed for us please. Hopefully this time will be for real.
