View Full Version : Modular Homes What can you tell me about em'?

Any of you folks have a modular home. You know, the ones that can be put together and ready to live in, in about a month or so. Some of those modular homes have 2 x 6 exterior studs besides 2 x 4. I went at looked at 2 of em' out on Hwy 49. They looked pretty neat. They seemed to be constructed well, but I wonder about the quality of the installation. I didn't talk to any representatives or salesman. Just me and the youngun' ramble about inside of em'. The one that's called The Beach is cool, but way to expensive for my blood right now.

All or any input, (wether it's useful, comedic, or sarcastic) will be appreciated. I need a good laugh!:clap:

I don't want to live in something that was put together in a month. It would also probably depreciate in value, and if that's the case then it's a bad investment.

My parents live in one in NV. They paid $120,000 ten years ago, and when they refinanced several years ago, the appraisal came in at well over $300,000. Most of that was the location, but many modular homes are better built than stick-built. Or at least that's what the Sner's boy found when they were looking. Sner wasn't very keen on the idea, but once it came down to it, they found it was the better option.

The only problem they had was some settling a couple of years after they moved in--a few cracks in the walls--that the company came out and fixed. They're happy with it...thinking about moving to Colorado in the next five years or so, and they wouldn't hesitate to go the modular route again.

Nothing inferior in a modular home. It's just put together off site and trucked in and assembled. Same quality materials go into it. You can design your own, set your own specs, etc.

I don't think the speed of fabrication has anything to do with it. After all it is built in a controlled environment. All on site built homes are open to the environment for several months. On that note I have just received information that they have had some mildew problems in a certain Manufacturer's design, because of improper ventilation.

What about log cabins? any of you guys live in a log cabin? I think that would be neat and cool lookin'. Sort of rustic ya' know. That's what Fish-Bait likes...rustic, camp looking southern livin' type stuff. I had a small house that was sided with cypress. That little house was the neatest. It always had that wood or cypress type smell.

Actually I lived in a modular house in Florence with Western Red Cedar siding. I loved it.

IF I could build, it would be steel frame. However, the success of any reasonably well-made item depends on the quality of the installation. A well-installed middle of the range HVAC unit for example is better than a badly installed expensive one.

What about those in the parking lot of Lowe's? Just load a couple of them up in the back of your truck and haul 'em wherever you want. Put the kids in one and you and the wife in another.

Oh, don't get me started on modular homes...there was one that was trucked into my neighborhood about three weeks ago...as far as I am concerned, it is nothing but a mobile home without wheels.

In all honesty, it doesn't look that bad from the street, it is on piers and is too high off the ground...I also don't like the windows they have in it. If those two things were different it might not be too bad. The man installing it to sell bought upgrades for it...so that makes a difference too. The house is a craftsman style house except for the windows....it looks like something that would be found on the coast. It doesn't really fit into our architecture but I found out that as of now there is nothing we can do about it! I am still p.o.'ed about it though. IF you want to see it p.m. me and I will tell you where it is at...you can come over and talk to the owner...

Having spent most of my life in construction, well, all of it, I tend to not be concerned to much about if it's built well or not because I think there are some good ones out there. I would like to go look at one as it's being put together though on site. What I would really like even more is to look at a full set of construction plans with sections. I think that alone would be able to satisfy my curiosity.

Fish-Bait, the place that sells them --why don't you ask if you can see one being put-together on site? I bet they would and ask for a full set of construction plans with sections.

Fish Bait, I have seen some really nice looking modular homes that seem to be pretty sturdy... I know that the building codes for trailers and modual homes has gotten more strict over the years, so they are building them nicer now... If I were going to build, I would seriously look at a modular... They go up fast and you know up front exactly how much it will cost...

The main difference between a modular home and a "manufactured home" or trailer is the code that they are built to. To be a true modular home has to be build to the International Code for Residential Structures while a manufactured home is generally built to the much weaker HUD Code. However, the quality can vary even among modulars built to the same code. It is all in the manufacturing. In similar fashion, you can buy a well manufactured radio or a poorly manufactured radio...they are both still radios. Look for a manufactured with a proven track record and a history of reliability and value appreciation. A bit of research can help weed out the good from the bad.

it's nice, but i'm still unsure of them-
